Part One: Initial Consultation

When homeowner Timothy looked at his aging deck, he saw more than peeling paint.

He saw a space that was actively falling apart and holding his family back from enjoying their own waterfront.

Timothy wanted something different: a low-maintenance deck that kept a clear view of the water, a dry patio underneath he could actually use, and smarter storage for the family’s paddleboards.

We walked the property with him to see the issues firsthand and start mapping out a plan for this massive deck replacement project.

Here's everything we found during the initial consultation...

The old decking had rotting wood underneath that was splintering and unsafe.

deteriorating stairs

The white-painted stair posts and steps were heavily weathered and outdated.

water intrusion

The under-deck patio was completely open, letting water, algae, and mold in.

Thick balusters stood between the family and the beautiful lakeside view.

The space under the stairs was boxed in with lattice, making it unusable.

Part Two: The Design, Planning, Permitting

Solving Timothy’s problems meant rethinking the deck from the ground up. Not just replacing boards, but re-engineering how the whole structure handled water, sightlines, and storage.

waterfront composite top down plan

This top-down view lays out the full deck footprint: the main 27′ deck, two small landing platforms up top, and an angled secondary deck below.

This 3D model shows how the elevated deck connects to the home, with a full staircase leading down to the yard and a smaller side staircase for easy access.

waterfront composite side elevation

This angle highlights how the deck sits above a covered concrete patio below, with connecting stairs and a side deck, making the most of both levels rather than leaving the area beneath unused.

This diagram plans out the concrete patio and staircase dimensions beneath the deck, ensuring the support structure and walkways are sized correctly.

Part Three: The Time Schedule

Good planning made the difference. The full project ran from initial estimate to closeout over several months, but once work began on-site, the construction of this major deck rebuild only took 4 weeks.

June

Timothy reached out and an initial proposal was sent following an on-site consultation.

July

Design details were refined: post wrapping, stair construction, and the water management system were all worked through together. Timothy also opted to simplify the layout, dropping a secondary deck section to keep handrails from blocking the water views.

August

The finalized proposal was signed and the 25% deposit was paid to lock in the project schedule.

Sep – Oct

Materials were ordered, and on-site demolition and framing kicked off October 21.

November

Framing, decking, railing, and ceiling work were completed. The project was finished and closed out by November 19.

The Deck Transformation Is Complete

A rotting, water-damaged deck is now a premium waterfront living space the whole family can enjoy.

TimberTech Antique Leather Composite Decking

A durable, splinter-free composite that gave Timothy the warm, wood-look finish he wanted without the maintenance of real wood. It’s used across the deck surface, picture-frame border, and every wrapped post and beam.

timbertech impression rail express

TimberTech Impression Rail Express Vertical Cable Railing

A dark bronze, powder-coated aluminum railing with slim vertical cable infill, keeping the water view open while still meeting safety requirements. It’s finished with a matching composite drink rail on the level sections.

Trex Rain Escape & AZEK Alpine WP4 Under-Deck Ceiling

Together, these turned a water-damaged, unusable patio into a finished outdoor room. A hidden trough system carries water away above, while a Harbor Ash wood-grain ceiling finishes the space below.

Carter’s crew, led by Blake, were polite and worked diligently. The deck is very well constructed and will last for many years. The deck will be stained in 2 months but it looks great as it is.

We hired Carter after we had a terrible experience with another contractor. His price was fair and the work was top notch. Will definitely use these guys in the future. Hands down, 10 out 10!
