Part One: Initial Consultation

When you look at this wood deck, you’d say everything was looking good.

But beneath the surface, there were some nasty things happening.

Mike, our client, found us online. He decided he’s done enough staining and repairs on his existing deck and wanted something new.

He gave us a call, we talked to him about what he needs, and then agreed to meet up for a free deck consultation.

In a couple of days we were on his property, taking a look at his old pressure-treated lumber deck.

The framing was old and the building codes changed. It was missing several joists.

The wood rails were wobbly and they were unsafe to put too much weight on them.

Our client was tired of staining the PT surface, and wanted something low-maintenance.

Even if they looked fine on the surface, many of the wood boards were damaged.

This deck fostered dozens of pests beneath it, and many didn’t make it out.

Part Two: The Design, Planning, Permitting

This project was in Hendricks County, and as long as there are no changes to the structure (which were not) and 30 inches or less to the ground (which it is), then no permitting was required. If the new deck didn’t have the same footprint on the ground or if it was elevated above 30 inches, we would’ve need to pull a permit and do several inspections.

This was a fairly complex design. The decking surface was to be split into 5 different areas, all designed for various purposes, like sun-lounging, cookouts, dining, and jacuzzi.

This design is going to help Mike and his family relax and entertain for a long time. We decided to keep the existing framing, and installed the new decking on it.

Part Three: The Time Schedule

James and Natalia were new homeowners on a fix budget, so they didn’t know anything about remodeling. But we made sure everything was clear and transparent at all times, including the schedule.

8th Aug

Mike got his proposal. It included the whole scope of work, the materials used, and the final price. With that, he received his contract.

8th Oct

Mike got the final deck design with all the dimensions and an updated proposal after some change orders. We were ready to start.

9-15th Oct

We removed the old decking surface and railing on the 9th. On the 13th we applied the joist tape to all framing, and then installed the new boards.

22nd Oct

After the final walkthrough and some minor adjustments, the job was finished and we took some professional photos of how it turned out.
